Kerikeri District
Kerikeri is often described as the cradle of the modern NZ nation. It was in Kerikeri that the first permanent European settlers arrived and established contact with the exsisting Maori residents in the early 1800’s. The Stone Store Basin with its pa and buildings is a reminder of this history.
Despite its early beginnings, Kerikeri did not start to grow rapidly until its horticultural attributes were recognised in the early part of the 1900’s. Since then, there have been successive waves of development. Originally the expansion was based around horticultural crops – citrus fruit, passionfruit, kiwifruit and other subtropicals. In more recent years a move north by people seeking a comfortable climate for either work or retirement has caused further growth. However, the community is also supported by pastoral farming, timber production, tourism and the service sector giving a diverse economic face.
The projections for the population growth indicate a vibrant community with a wide range of residents and exciting growth prospects.
What does Kerikeri Provide?
Climate is a major attraction, together with the outdoor pursuits, which are part of the Bay of Islands experience. The climate combined with good volcanic soils also makes it a great horticultural area and a gardeners delight.
But there is a lot more offered. A quick examination of the Kerikeri phone book shows 44 sports clubs, 16 churches, or religious groups, 4 business groups, 20 hobby and cultural groups and 13 school and pre-school organisations. Good medical services area available with retirement units at Kerikeri Village and Oakridge development.
Education
A wide range of state and private schools serve the Kerikeri district at both primary and secondary level and all are well regarded with above average academic results. In addition, pre-school facilities are available through the kindergarten, play centre, Kohanga Reo and day care organisations.
For older students, several organisations offer educational courses. These include Northland Polytechnic and a number of other private organisations.
Shopping, Cafes etc
Kerikeri Village offers a wide range of shopping facilities meeting both rural and urban needs. Scattered amongst the shops and spreading out into the countryside are award winning cafes, restaurants, craft shops, and vineyards.

Property
We at REAL believe a wise purchaser will understand the local area before making a decision to purchase. Because Kerikeri consists of a number of residential communities which together form the greater area known as Kerikeri, a range of lifestyles is available from coastal to urban to rural.
Kerikeri Central Is a mainly urban area on the town side of the Stone Store Basin with housing on smaller lots. Parts of the central area have sewerage connections allowing more intensive development and unit type development. The central area allows easy walking access to the town facilities from most homes and the retirement complex, and is also close to the Kerikeri Golf Course.
Riverview is a residential area North of the Stone Store Basin. Originally orchard land, properties have been subdivided into large lots. Many properties in this area have access to the Kerikeri and Waipapa Rivers and others have fine views of the river or toward the bay of Islands. Prices in this area reflect it desirable characteristics. Many of the residences are built on land previously used for orchards and have attractive gardens.
Skudders Beach is a small community approximately 6km’s from the town centre with most of the properties based around the tidal beach. Attractive views of the Kerikeri Inlet are available from many homes, most of which are in larger lots.
Doves Bay/Optio Bay is a growing residential area and has established itself around the coast near the base for the Kerikeri Cruising Club and the marina. Most of these properties have water views and some have access to the water. The area is approximately 13km from Kerikeri on a sealed road. A strong local community in this district promotes many activities.
Rangitane is a seaside community approximately 9km’s from Kerikeri. The residential development provides access to the Kerikeri Inlet for boat launching and some properties have waterfront access. Although there has been residential development at Rangitane for many years, there has recently been considerable redevelopment and as a result there is a mix of homes on large lots and smaller sections. As with Doves Bay, there is a strong sense of local community.
Waipapa – Waipapa West – Kapiro
Waipapa is an expanding shopping centre with a rapidly growing light industrial centre. There are plans for larger commercial developments in this area. Around Waipapa is a small area of homes on small lots, together with outlying lifestyle and horticultural properties within easy reach. Waipapa is approximately 6km’s from Kerikeri.
Beyond Waipapa is an area known as Waipapa West and further a field the Kapiro district. Both these areas contain mainly horticultural and lifestyle properties, although there are some small lots which have been subdivided from larger properties and offer rural living on a residential sized section.
To the south of Waipapa is an area known as Puketotara Road. Once again, mainly horticultural and lifestyle properties offering an attractive outlook.
Bulls Gorge – Wiroa Rd.
Those properties on State Highway 10 (North and south of the Kerikeri Rd roundabout) and Kerikeri Rd itself provide business opportunities as a result of their location. Many owners have developed commercial opportunities including boutique shops, tourist facilities, and accommodation. Most properties in this area are horticultural or lifestyle nature.
Inlet Rd
Inlet Rd runs for approximately 20km near the coast toward Waitangi and along its length offers a wide variety of living styles. Closer to Kerikeri, Inlet Rd offer lifestyle and horticultural properties while 4km from town the Reinga Rd residential subdivision provides smaller lots, many with views of the Kerikeri Inlet. Inlet.
Inlet Rd then continues to the end of Kerikeri Inlet. Along its route are a mix of lifestyle properties and desirable residential homes with waterfront access. The area is picturesque with dry stone walls and the Edmonds Ruins have historical significance.
Outlying Areas also look to Kerikeri as their service centre. These include Takou Bay, Tapuaetahi, Purerua Penninsula, Puketona, Pakaraka and Waimate North. Some of these districts are on the Kerikeri School bus route.
